TERMS AND CONDITIONS FOR PROSPECTIVE LONG TERM TENANTS
Note: There is a minimum rental period of 6 months.
APPLICATION FOR TENANCY FORM
Each person requesting to rent a property will be required to complete an ‘application for tenancy’ form. This will enable us to obtain the following references:
- Bankers/Building Society
- Previous Landlord (if applicable) or Mortgagee
- Professional person
- Credit Checks
In the case of a company tenant, references will be taken from your bank, accountant and solicitor.
A holding deposit of the equivalent of six weeks rent will be required. This deposit will secure the property for you, subject to the references being satisfactory. The holding deposit is non-refundable in the event of you withdrawing from the proposed tenancy. The Holding Deposit is refundable in the event of Itaris Properties Limited or Chattell Holdings Limited rejecting the application, in this case the company will not be at liberty to give an explanation.
ADMINISTRATION FEE / TENANCY AGREEMENT FEE
We require prospective tenants to pay a fee of; £55.00 for one person, £40.00 each for two people, £35.00 each for 3 people, for us to take up references and prepare the legal Agreement. This fee is payable when submitting the application form. The fee is non-refundable in the event of you withdrawing from the proposed tenancy but refundable in the event of Itaris Properties Limited or Chattell Holdings Limited rejecting the application.
The deposit, once the legal agreement has been signed, will be held by Itaris Properties Limited or Chattell Holdings Limited, for the duration of the tenancy, against any damages caused by the tenant to the Landlord’s property. The deposit may not be used as payment for rent. The deposit will be Registered with Tenancy Deposit Solutions Limited. We will provide the tenant with proof of compliance.
It is the responsibility of the tenant(s) to insure against accidental damage to the landlord’s fixtures and fittings and to insure your own contents whilst staying in the property. The landlord’s insurance will not cover the tenants contents.
At the beginning of the tenancy you will be ‘checked in’ to the property by a representative of Itaris Properties Limited or Chattell Holdings Limited, who will check through the inventory, schedule of conditions, read any meters and agree it with you.
REPAIRS AND MAINTENANCE
Should you become aware of a problem with the building, gas, water, electricity or one of the appliances rented with the property you should contact Itaris Properties Limited or Chattell Holdings Limited immediately. We will then appoint the necessary repairer(s) – do not attempt to appoint your own repairer as you will not be reimbursed. In the case of an emergency, i.e. gas leak or any other life-threatening situation you must take the necessary action.
Itaris Properties Limited or Chattell Holdings Limited make periodic inspections of the property both inside and out for which you will be given adequate notice.
PAYMENT OF RENT
The company’s policy is for the rent to be paid on or before the due date, either by cheque or directly into the bank. Interest will be charged on any overdue rent.
Prior to check out, the property should be cleared of all tenants’ possessions and any cleaning completed. At the end of the tenancy a representative of Itaris Properties Limited or Chattell Holdings Limited will come to inspect the property and check the inventory and schedule of conditions. It is in the tenant’s interest to leave the property in the condition in which it was found and in compliance with the Assured Shorthold Tenancy Agreement signed when moving into the property
