CONDITIONS UPON WHICH PERSONS ARE LICENSED TO OCCUPY PREMISES
So that you understand the basis of the contract between you and the Company when you book your accommodation, we have laid out, as clearly as possible, the conditions on which your booking is made. Nothing in these conditions affects your normal statutory rights.
NUMBER OF OCCUPANTS
Itaris Properties (Tunbridge Wells) Limited reserve the right to prohibit occupation of the premises by any persons additional to those stated in the booking or reservation form unless by prior arrangement, and in no cases shall the premises be occupied by more than the number indicated In the Tariff.
We regret that no animals are allowed in the premises. This is to safeguard the furnishings and to ensure that any future occupants who may be allergic to animals are not affected.
For the health and well being of our visitors all our premises are strictly non-smoking.
TIMES OF ARRIVAL
Not before 2 p.m. on date of arrival unless by special arrangement.
TIME OF DEPARTURE
In order to allow the cleaners sufficient time to prepare the premises for incoming visitors, we ask that your apartment is vacated by 10 a.m. on the day of departure.
KEYS AND ACCESS CODES
Before the date of arrival, please ensure that you have been given instructions for access codes (where appropriate) and Information for collecting the keys to your apartment.
Please leave the premises in a clean and tidy condition. All dishes should be washed and replaced in the cupboards and refuse placed in the outside dustbins. Please switch off the refrigerator and leave the door open to allow it to defrost.
If towels are required, please ensure that your requirements are clearly marked on the booking form and payment made when paying the balance of your rent. One set of bed linen per bed is supplied but should you require extra set(s) please mark your requirements on the booking form.
COMMON PARTS – HALLS AND STAIRCASES
In accordance with Fire Regulations, bicycles. luggage or similar items must not be kept in the hallways.
The owners accept no responsibility or risk for loss of or damage to any property (Including vehicles or their contents) of an Occupant or any member of the Occupant’s party or of any person or. any person or persons visiting the premises with the consent of any Occupant or any member of the Occupant’s party.
In the event of cancellation by the Licensee the Initial payment of 30% of the tariff is non-refundable.
Depending on the time of cancellation, the balance may be refundable either in full or in part, as set out below:
- Cancellation 8 weeks before arrival – 100 % of balance
- Cancellation 6-8 weeks before arrival – 50% of balance
- Cancellation 4-6 weeks before arrival – 20% of balance
- Cancellation 2-4 weeks or less before arrival – no refund
The Occupant is responsible for the actual costs of any breakage’s, loss or damage in or to the accommodation – along with any additional costs that may result which are caused by him or his party, and the Company can require payment from you to cover any such costs. Please refer to the envelope provided for this purpose.
